We are seeking an exceptional marketing professional with residential property management experience who thrives in a fast-paced environment to join our team. This position will implement and oversee marketing initiatives for Evergreen’s growing portfolio of BTR communities.

This position is based in Dallas, TX, however travel may be required to US locations where our properties are located.

The Role:   Responsibilities include, but are not limited to, the following:

  • Lead the creation, implementation, and refinement of integrated marketing and advertising strategies for Evergreen’s BTR community portfolio, ensuring alignment with performance expectations and corporate brand standards.
  • Oversee and optimize digital advertising initiatives across various platforms to enhance property visibility, attract qualified leads, and maximize conversion rates. This includes managing and optimizing search engine marketing (SEM), social media campaigns, and other digital channels.
  • Develop compelling brand narratives and unique selling propositions for individual BTR communities, effectively communicating their value to target demographics and differentiation vs. competing properties.
  • Guide the development of high-quality marketing collateral, including property websites, virtual tours, photography, video content, brochures, and email campaigns, ensuring accuracy and consistency of branding and messaging.  
  • Develop, manage, and track marketing budgets, ensuring efficient allocation of resources and an attractive return on investment (ROI) for all marketing activities.
  • Partner effectively with BTR Acquisition, Asset Management, and Operations teams to understand new development pipelines, inform market entry strategies, and ensure seamless marketing support from pre-leasing through stabilization.
  • Identify and manage relationships with external marketing agencies, media buyers, technology providers, and other relevant vendors to ensure high-quality service and cost-effective solutions.
  • Establish key performance indicators (KPIs) for all marketing initiatives, regularly monitor performance, analyze data, and prepare comprehensive reports with actionable insights and recommendations for senior leadership.
  • Work to understand and improve the entire prospective and current resident journey, from initial inquiry through move-in and ongoing satisfaction, identifying marketing touchpoints and opportunities for enhancement
  • Ensure all marketing activities comply with fair housing laws, relevant industry regulations, and company policies and procedures, while also identifying and implementing industry best practices
  • Take on ad-hoc marketing projects and initiatives as needed to support the company's growth and evolving business objectives

Qualifications and Experience

  • Bachelor’s Degree in a related discipline preferred, High School Diploma or GED equivalent required.
  • 5+ years of progressive marketing experience, with a significant focus on the real estate industry, preferably in BTR and/or multifamily housing and property management.
  • Proven track record of developing and executing successful marketing strategies that drive results in leasing, resident acquisition and retention, and brand growth.
  • Expertise in digital marketing tools and platforms, including SEO/SEM, social media marketing, email marketing, content marketing, ILS platforms, CRM systems, and marketing analytics tools (e.g., Google Analytics).
  • Demonstrable experience in website optimization and strategies to increase direct-to-consumer engagement and conversion.
  • Creative thinker with excellent writing, communication, and organizational skills.
  • Experience managing marketing budgets and external vendor relationships.
  • Demonstrated ability to take initiative and work independently and as a teammate to deliver expected results.
  • Strong analytical, problem-solving, and project management skills, with the ability to manage multiple priorities in a fast-paced environment.
